Project Overview

This semi-detached landed home in SS2, Petaling Jaya has a private 10m x 4m swimming pool that the homeowner had been maintaining himself for over two years. Despite his best efforts with store-bought chemicals and YouTube tutorials, the pool kept developing recurring cloudiness and occasional green tinge, especially during the rainy season. After signing up for our monthly maintenance plan in March 2025, the pool has been consistently crystal clear for 12 consecutive months with zero equipment issues.

The Problem

The homeowner was spending significant time and money on DIY pool maintenance but getting inconsistent results. The main issues included recurring cloudiness that appeared every few weeks, difficulty maintaining stable pH and chlorine levels, and filter pressure that kept climbing despite regular backwashing. He was also unsure whether his pump and filter system were sized correctly for his pool, and had never had the equipment professionally inspected.

Water testing during our initial assessment revealed pH at 8.2 (too high), low free chlorine at 0.5 ppm, high cyanuric acid at 90 ppm from over-stabilised chlorine tablets, and total dissolved solids well above recommended levels. The sand filter media had not been replaced in over 5 years and was channelling, allowing water to pass through without proper filtration.

Our Approach

We designed a comprehensive monthly maintenance plan that addressed both the immediate water quality issues and the long-term equipment health. The plan includes weekly technician visits for chemical testing and adjustment, equipment inspection, surface cleaning, and filter maintenance. We also included quarterly deep cleans and an annual equipment health check to ensure everything stays in optimal condition year-round.

The Process

1

Initial Deep Clean & Equipment Audit

Performed a complete pool deep clean including acid wash, tile scrubbing, and full chemical rebalance. Inspected all equipment, replaced the 5-year-old sand filter media with fresh silica sand, and verified pump performance. Established a baseline for ongoing maintenance.

2

Weekly Chemical Management

Every week, our technician tests pH, free chlorine, combined chlorine, alkalinity, and cyanuric acid. Chemicals are adjusted on-site to maintain pH between 7.2 and 7.6 and free chlorine between 1-3 ppm. We switched from stabilised tablets to liquid chlorine to bring cyanuric acid levels under control.

3

Weekly Equipment Checks

Each visit includes checking pump operation, filter pressure gauge readings, skimmer and pump basket clearing, and inspection of all visible plumbing connections. Any early warning signs are flagged immediately to prevent costly breakdowns.

4

Monthly Filter Backwash & Surface Clean

Full filter backwash and rinse cycle performed monthly, along with brushing of walls, waterline tiles, and pool floor. Skimmer weirs and return jets checked and adjusted for optimal water circulation.

5

Quarterly Deep Clean & Report

Every three months, we perform a comprehensive deep clean including detailed tile scrubbing, vacuum of pool floor, full chemical overhaul, and equipment performance review. The homeowner receives a written report with water quality trends and equipment condition summary.

The Transformation

Before & After

Before (DIY Maintenance)

Recurring cloudiness every 2-3 weeks. pH fluctuating between 7.8-8.4. Cyanuric acid at 90 ppm. Green tinge during rainy weeks. Filter channelling with degraded sand media. Homeowner spending 3+ hours per week on pool care with inconsistent results.

After (12 Months Professional Care)

Consistently crystal-clear water for 12 straight months. pH stable at 7.2-7.6. Cyanuric acid brought down to 30 ppm. Zero algae incidents even during monsoon season. Filter running at optimal pressure. Homeowner spends zero time on pool maintenance.

The homeowner has renewed his contract for a second year and has referred two of his neighbours in SS2 to our service. He reports that the pool is now always ready for his family to enjoy, without him having to worry about chemical levels or equipment issues. The consistent professional care has also extended the lifespan of his pump and filter system.

Tips for Landed Home Pool Owners in Petaling Jaya

  • Avoid over-reliance on stabilised chlorine tablets (trichlor). They add cyanuric acid with every dose, eventually making chlorine ineffective. Switch to liquid chlorine or cal-hypo for regular dosing.
  • Replace your sand filter media every 3-5 years. Old sand develops channels that allow water to bypass filtration, leading to persistent cloudiness no matter how much chemical you add.
  • Run your pump for at least 8 hours daily in Malaysia's climate. Under-running the pump is the most common cause of recurring algae in residential pools.
  • Professional weekly maintenance typically costs less per month than the chemicals, test kits, and time you spend doing it yourself, and delivers far more consistent results.
